Best districts in Szczecin: where to live for the way you live
The best districts in Szczecin by lifestyle: with kids, without a car, close to work in the centre or for less. osiedlo.app data, method and limits.
12 min read
The best district in Szczecin depends on what your day looks like. Pogodno and Niemierzyn give a family a park and a forest approx. 15 min by tram from Brama Portowa, Centrum wins for someone without a car, and Pomorzany for someone who wants to live cheaply and close to the centre.
This article sorts 14 Szczecin districts and 4 suburbs for 5 common ways of living. osiedlo.app does not sell flats and takes no commission, so no district sits higher here because someone paid for it. Every rating and travel time is an osiedlo.app estimate; where they come from and what they leave out is in the method section below.
Szczecin districts at a glance
Pick your profile and the table keeps only the areas that fit it. Ratings run from 0 to 5, and the time is the public transport trip to Brama Portowa, the main interchange in the centre.
| Area | To Brama Portowa | Strong point | Watch out for |
|---|---|---|---|
| Centrum | approx. 5 min | public transport 5/5, cafes 5/5 | quiet 1/5, the highest rents in the city |
| Śródmieście | approx. 8 min | public transport 5/5, daily shopping 4/5 | quiet 2/5, flat standards are a lottery |
| Niebuszewo | approx. 12 min | public transport 4/5, daily shopping 4/5 | one block can differ a lot from the next |
| Pogodno | approx. 15 min | green space 5/5, quiet 4/5, public transport 4/5 | few listings, the highest price per m² |
| Niemierzyn | approx. 15 min | green space 5/5, quiet 4/5 | few listings and few new buildings |
| Pomorzany | approx. 15 min | public transport 4/5, approx. 10 min to Szczecin Główny | green space 2/5, railway lines and wide main roads |
| Świerczewo | approx. 18 min | quiet 4/5, low prices | cafes 1/5, quiet in the evening |
| Gumieńce | approx. 20 min | daily shopping 4/5, new estates on Cukrowa | traffic jams before All Saints Day |
| Zawadzkiego-Klonowica | approx. 20 min | green space 4/5, Las Arkoński forest nearby | prefab blocks: cramped bathrooms, worn lifts |
| Słoneczne | approx. 25 min | daily shopping 4/5, low prices | morning jams on the bridges and at Basen Górniczy |
| Dąbie | approx. 28 min | quiet 4/5, green space 4/5, Lake Dąbie | public transport 3/5, thins out in the evening |
| Mierzyn-Bezrzecze | approx. 30 min | quiet 5/5, new housing 5/5 | public transport 2/5, daily life by car |
| Police | approx. 40 min | quiet 4/5, green space 4/5 | next to chemical plants, buses only |
| Stargard | approx. 45 min | the lowest prices in this list | beyond the train you need a car |
| Goleniów | approx. 50 min | quiet 4/5, green space 4/5 | the last evening train sets your plans |
Areas in one group score very close to each other, so we do not number them. A gap of a few points between Pogodno and Niemierzyn says less than how far a given house stands from the tram stop.
With kids: Pogodno, Mierzyn-Bezrzecze and Niemierzyn
For a family we weighed green space, quiet, daily shopping, new housing and public transport. Pogodno and the suburb of Mierzyn-Bezrzecze come out on top, with Niemierzyn right behind.
- Pogodno: green space 5/5, quiet 4/5 and public transport 4/5, approx. 15 min to Brama Portowa. It has pre-war villas in gardens and quiet side streets. Listings are scarce, though (availability 3/5), and the price per m² is the highest in this whole list.
- Mierzyn-Bezrzecze: quiet 5/5 and new housing 5/5, meaning new houses and terraced homes just past the city’s western border. Public transport is only 2/5: buses are infrequent, some streets have no pavement, and the trip to Brama Portowa takes approx. 30 min. New estates here can wait years for shops and services.
- Niemierzyn: green space 5/5 and quiet 4/5, with Kasprowicz Park and the Arkonka bathing area. Approx. 15 min to Brama Portowa. There are few new buildings (new housing 2/5), so a good flat can take weeks to turn up.
Close to this group are Gumieńce (daily shopping 4/5, new estates on Cukrowa), Zawadzkiego-Klonowica (green space 4/5, Las Arkoński forest around the corner) and Dąbie (quiet 4/5, green space 4/5, Lake Dąbie), and outside the city the suburb of Goleniów.
If you have no car, Pogodno and Niemierzyn beat Mierzyn-Bezrzecze: a tram to the centre instead of infrequent buses.
osiedlo.app does not rate schools or preschools. If they matter to you, check them yourself at the exact address before you go to see a flat.
No car: Centrum, then Śródmieście
Here we weighed public transport, the trip to the centre, daily shopping and cafes within walking distance. Centrum comes out on top: public transport 5/5, access to the centre 5/5 and cafes 5/5, and at Brama Portowa trams leave for every part of the city. Next is Śródmieście (public transport 5/5, daily shopping 4/5), where a tram takes you anywhere.
The next group is Niebuszewo and Pogodno, with Pomorzany right behind, each with public transport at 4/5. In Niebuszewo you can do your daily shopping on foot at the market on plac Kilińskiego (daily shopping 4/5), and from Pomorzany the trip to Szczecin Główny station takes approx. 10 min.
Among the suburbs, Stargard does best (public transport 3/5), though clearly below these districts: the train to Szczecin Główny takes approx. 30 min. Beyond the train, though, you need a car there.
Work in the centre: the shortest commute
If you travel to the centre 5 days a week, osiedlo.app estimates the shortest trips to Brama Portowa from Centrum (approx. 5 min), Śródmieście (approx. 8 min) and Niebuszewo (approx. 12 min). From Pogodno, Pomorzany and Niemierzyn it is approx. 15 min. Świerczewo (approx. 18 min), Gumieńce and Zawadzkiego-Klonowica (approx. 20 min each) still fit within about 20 minutes.
Working at the University of Szczecin campus on Krakowska rather than in the centre? Then Zawadzkiego-Klonowica is closest (approx. 5 min), then Śródmieście (approx. 8 min), with Pogodno and Centrum at approx. 10 min. Taking a train onward from Szczecin Główny? Centrum and Pomorzany are closest to the station (approx. 10 min), with Dąbie and Śródmieście at approx. 15 min.
Quiet and green: Pogodno and Niemierzyn, approx. 15 min from the centre
osiedlo.app gives its highest combined rating for quiet and green space to Pogodno and Niemierzyn (green space 5/5, quiet 4/5) and to the suburb of Mierzyn-Bezrzecze (quiet 5/5, green space 4/5). Pogodno and Niemierzyn are approx. 15 min by tram from Brama Portowa, with Kasprowicz Park and Las Arkoński forest within walking or cycling distance.
The second group (quiet 4/5, green space 4/5) is Zawadzkiego-Klonowica and Dąbie in the city, and the suburbs of Goleniów and Police. Goleniów is surrounded by the Puszcza Goleniowska forest, and Police by the Puszcza Wkrzańska forest and the Odra. The price is the commute: approx. 40 min from Police to Brama Portowa, approx. 50 min from Goleniów.
Where to look for lower prices: Dąbie, Świerczewo and Słoneczne
We give no amounts here, because osiedlo.app prices are estimated ranges, not a current price list. We only compare the order: within the city, osiedlo.app has the lowest rent and price per m² ranges for Dąbie, then for Świerczewo and Słoneczne, and after them for Pomorzany and Zawadzkiego-Klonowica. Outside the city, Stargard, Police and Goleniów are lower still.
You can also pay less close to the centre. Among the districts within approx. 15 min of Brama Portowa, Pomorzany has the lowest ranges, with Niebuszewo right after it.
On the right bank of the Odra, count the trip door to door. The bottleneck is the crossing at Basen Górniczy: in the morning rush it can add 15-20 minutes on its own. From Dąbie the train is often faster: from Szczecin Dąbie station to Szczecin Główny takes approx. 15 min.
osiedlo.app rates Centrum, Śródmieście and Pogodno as the most expensive.
Where Szczecin is a poor fit for your profile
No district is a poor fit for everyone. These are the weakest matches in osiedlo.app’s ratings, profile by profile:
- With kids: Centrum (quiet 1/5) and Pomorzany (green space 2/5, railway lines and wide main roads) score lowest, followed by Śródmieście (quiet 2/5).
- No car: Mierzyn-Bezrzecze and Police, with public transport at 2/5, and just above them Dąbie and Goleniów (public transport 3/5, fewer services in the evening).
- Work in the centre: the suburbs of Goleniów (approx. 50 min), Stargard (approx. 45 min), Police (approx. 40 min) and Mierzyn-Bezrzecze (approx. 30 min), and within the city Dąbie (approx. 28 min).
- Quiet and green: Centrum (quiet 1/5, green space 2/5), followed by Śródmieście and Pomorzany.
- Lower prices: Pogodno, Centrum and Śródmieście, where the ranges are highest.
The same Mierzyn-Bezrzecze that is the weakest choice without a car tops the list for a family and for someone who wants quiet, as long as you have a car.
How this ranking was made
osiedlo.app covers 18 areas in Szczecin: 14 districts and 4 suburbs (Mierzyn-Bezrzecze, Police, Stargard and Goleniów). 3 of them, Zachód, Północ and Prawobrzeże, are combined areas: each groups several smaller districts, some of which have their own, more detailed entry here. That is why the table and the profiles show the detailed ones, for example Pogodno rather than the whole of Zachód.
Each area gets a rating from 0 to 5 on 12 criteria, among them the trip to the centre, public transport, quiet, green space, daily shopping, cafes, nightlife, new housing and listing availability. Travel time is an estimate by public transport to 4 places: Brama Portowa, the University of Szczecin, ZUT and Szczecin Główny station.
Each profile in this article is a set of weights in the same engine that ranks areas in the paid report. The Szczecin data was last reviewed in July 2026. Data confidence is medium for 7 districts, including Centrum, Śródmieście, Pogodno and Pomorzany, and low for the other 7 districts and all 4 suburbs, among them Niemierzyn and Mierzyn-Bezrzecze. There especially, check on site that the description matches the street you care about.
What this data does not tell you:
- Schools and preschools: osiedlo.app has no such criterion.
- Safety: we have no crime data from the police or any other named source, so this ranking does not use it.
- Air quality: only 12 of the 18 areas have a rating from GIOŚ station measurements, the rest are estimates, so we do not compare it here.
- A specific flat: the rating describes the district, not a building, a street or a landlord.
You can read more about how osiedlo.app describes the city on the Szczecin page.
What to check before you decide
The ranking narrows down where to look. No table replaces what settles a specific address, so take this list to your viewings.

Common questions
What is the worst district in Szczecin?
There is not one. Mierzyn-Bezrzecze is the weakest choice if you have no car, and one of the best if you have a car and want quiet. Centrum is the opposite: best without a car, weakest for someone who needs calm and green space. The weakest matches for each profile are listed above.
Which district of Szczecin is the safest, and which are dangerous?
osiedlo.app does not answer that. We have no crime data from the police or any other source we can name, so we do not rank districts by safety and do not call any of them dangerous. Walk around the flat in the evening and look at the lighting and the way from the stop.
Where in Szczecin is it cheapest?
Within the city, osiedlo.app has the lowest rent and price per m² ranges for Dąbie, then Świerczewo and Słoneczne, and close to the centre for Pomorzany and Niebuszewo. Outside the city, Stargard, Police and Goleniów are lower still. Check current prices in listings, because our ranges are estimates.
Left bank or right bank?
osiedlo.app rates the right bank as cheaper, but the trip to the left bank depends on the crossing at Basen Górniczy, which can add 15-20 minutes in the morning rush. So first measure the walk to the fast tram or to a railway station such as Szczecin Dąbie. On the left bank, Pomorzany and Niebuszewo are cheap and close to the centre.
One sentence to remember
The best district in Szczecin is the one that fits your day: first decide whether a short commute, quiet or price matters most, and only then compare districts.
