The best district in Łódź depends on what your day looks like. Julianów and Polesie win for a family with kids, Śródmieście for someone without a car, and Olechów for someone after the lowest price within the city limits.
This Łódź district ranking sorts 11 districts and 5 suburbs for 4 situations: a family with kids, life without a car, a job in the centre and a tight budget. osiedlo.app does not sell flats and takes no commission, so no district sits higher here because someone paid for it. Every rating and travel time is an osiedlo.app estimate; where they come from and what they leave out is in the method section below.
Łódź districts at a glance
Pick your profile and the table keeps only the areas that fit it. Ratings run from 0 to 5, and the time is the public transport trip to Piotrkowska street.

| Bałuty | approx. 15 min | public transport 4/5, listing availability 5/5 | quiet 2/5, big differences from block to block |

Areas in one group score very close to each other, so we do not number them. Julianów and Polesie get exactly the same score in the family profile, and how far a given block stands from the tram will still tell you more.
A note on names: osiedlo.app describes 5 large districts of Łódź: Bałuty, Górna, Polesie, Śródmieście and Widzew. Next to them it rates 6 smaller districts separately, although they lie inside the large ones: Julianów, Radogoszcz and Teofilów in Bałuty, Retkinia in Polesie, Chojny in Górna and Olechów in Widzew. So the Bałuty rating describes the whole large district at once, while the Julianów rating covers only its villa quarter by the park.
With kids: Julianów and Polesie, with Radogoszcz right behind
For a family we weighed green space, quiet, daily shopping, new housing and public transport. Julianów and Polesie come out on top, with Radogoszcz right behind.
- Julianów: quiet 5/5 and green space 5/5, around Julianowski park and its ponds. Approx. 18 min to Piotrkowska. Listings are very scarce, though (listing availability 1/5), and for bigger shopping you go to Bałuty or the centre (daily shopping 2/5).
- Polesie: green space 5/5, public transport 4/5 and the park na Zdrowiu with the zoo and the Orientarium. Approx. 12 min to Piotrkowska. Quiet is 3/5 here, and along aleja Włókniarzy you can hear the traffic inside the flats.
- Radogoszcz: quiet 4/5 and green space 4/5 at the edge of Łagiewniki forest, with a tram on Zgierska. Approx. 25 min to Piotrkowska, and trams run less often in the evening.
Close to this group are the suburbs of Aleksandrów Łódzki (new housing 4/5, quiet 4/5) and Konstantynów Łódzki (quiet 4/5, green space 4/5). From there, though, the trip to Piotrkowska takes approx. 40 to 45 min, and in Aleksandrów new estates grow faster than schools and clinics.
osiedlo.app does not rate nurseries, preschools or schools. If they matter to you, check them yourself at the exact address before you go to see a flat.
No car: Śródmieście, then Polesie and Bałuty
Here we weighed public transport, the trip to the centre, daily shopping and cafes within walking distance. Śródmieście has by far the highest score: public transport 5/5, access to the centre 5/5 and cafes 5/5.
After it, Polesie and Bałuty come out on top, with Górna and Widzew right behind. All 4 have public transport at 4/5 and daily shopping at 4/5.
Trams are the backbone of public transport in Łódź, but ŁKA trains also stop inside the city, among others at Łódź Fabryczna, Łódź Kaliska, Łódź Widzew and Łódź Chojny. From Widzew to Fabryczna the train takes a few minutes, often faster than the tram. The rail tunnel between Fabryczna and Kaliska is not open yet, so plan your commute on today’s timetable.
Among the suburbs, Pabianice and Zgierz do best (public transport 3/5): both have a train to Łódź.
Work in the centre: the shortest trip to Piotrkowska
If you travel to work on Piotrkowska 5 days a week, osiedlo.app estimates the shortest trips from Śródmieście (approx. 5 min), Polesie (approx. 12 min), and Bałuty and Górna (approx. 15 min each). Widzew and Julianów (approx. 18 min) and Retkinia and Chojny (approx. 20 min) still fit within about 20 minutes.
Bałuty is the largest district in Łódź, and its rating describes all of it at once. Radogoszcz and Teofilów, which lie inside it, are already approx. 25 min from Piotrkowska.
Working at a university or by the station rather than on Piotrkowska? The Lodz University of Technology is closest from Górna (approx. 10 min) and Polesie (approx. 12 min). The University of Lodz and Łódź Fabryczna station are both quick from Widzew (approx. 12 min to each), and Fabryczna is closest from Śródmieście (approx. 10 min).
Hardly anyone has just one need. When kids, no car and a job on Piotrkowska go into one set of weights, Polesie and Julianów come out on top, with Bałuty and Górna right behind. Śródmieście, the strongest choice without a car, drops to the middle of the list in that set, because quiet there is 1/5.
Tight budget: Olechów, then Teofilów and Chojny
We give no amounts here, because osiedlo.app prices are estimated ranges, not a current price list. We only compare the order: within the city, osiedlo.app has the lowest rent and price per m² ranges for Olechów, then for Teofilów, Chojny, Retkinia and Bałuty.
You pay for the lower price with the commute: from Olechów the trip to Piotrkowska takes approx. 35 min, and public transport is 2/5. If you have no car, Bałuty (approx. 15 min) and Retkinia (approx. 20 min) are a better compromise, both with public transport at 4/5. In Retkinia, ask about the building fee and whether the block has been insulated, because both can eat the saving from a low rent.
Outside the city, Ozorków has the lowest ranges in this whole ranking, then Zgierz, Pabianice and Konstantynów Łódzki. Ozorków also has the longest commute, though: approx. 60 min to Piotrkowska, by train or by a tram line that has been suspended at times.
osiedlo.app rates Śródmieście and Julianów as the most expensive, followed by Polesie and Widzew.
Where Łódź is a poor fit for your profile
There are no bad districts, only districts that are a poor match for someone’s day. These are the weakest matches in osiedlo.app’s ratings, profile by profile:
- With kids: Śródmieście scores clearly lowest, with quiet at 1/5 and green space at 2/5.
- No car: Ozorków, Konstantynów Łódzki and Olechów, where public transport is 2/5.
- Work in the centre: the suburbs (approx. 40 to 60 min) and Olechów (approx. 35 min), with Ozorków last of all.
- Lower prices: Śródmieście and Julianów, where the rent and price per m² ranges are the highest.
The same Śródmieście that is the weakest fit for a family is the best without a car and for a job on Piotrkowska. And Julianów, the strongest for a family, has the fewest listings of all 16 areas.
How this ranking was made
osiedlo.app covers 16 areas in Łódź: 11 districts and 5 suburbs (Zgierz, Pabianice, Konstantynów Łódzki, Aleksandrów Łódzki and Ozorków). Of the 11 districts, 5 are large (Bałuty, Górna, Polesie, Śródmieście and Widzew) and 6 are smaller ones that lie inside them but get their own rating (Julianów, Radogoszcz, Teofilów, Retkinia, Chojny and Olechów). Each area gets a rating from 0 to 5 on 12 criteria, among them access to the centre, public transport, quiet, green space, daily shopping, cafes, nightlife, new housing and listing availability. Travel time is an estimate by public transport to 4 places: Piotrkowska street, the University of Lodz, the Lodz University of Technology and Łódź Fabryczna station.
Each profile in this article is a set of weights in the same engine that ranks areas in the paid report. The Łódź data was last reviewed in July 2026. Data confidence is medium for 10 districts and low for Julianów and all the suburbs.
What this data does not tell you:
- Schools, preschools and nurseries: osiedlo.app has no such criterion.
- Safety: we have no crime data from the police or any other named source, so this ranking does not use it.
- Air quality: only 7 of the 16 areas have a rating from GIOŚ station measurements, the rest are estimates, so we do not compare it here.
- A specific flat: the rating describes the district, not a building, a street or a landlord.

What to check before you decide
The ranking narrows down where to look. In Łódź 2 neighbouring blocks can be very different, so take this list to your viewings.

Common questions
What is the worst district in Łódź?
There is not one. Śródmieście is the weakest fit for a family looking for quiet and green space, and the best for someone without a car who works on Piotrkowska. Olechów has the lowest prices within the city, but public transport at 2/5 and approx. 35 min to the centre. The weakest matches for each profile are listed above.
Which district of Łódź is the safest?
osiedlo.app does not answer that. We have no crime data from the police or any other source we can name, so we do not rank districts by safety. Walk around the flat in the evening and look at the lighting and the way from the stop.
Where in Łódź is it cheapest?
Within the city, osiedlo.app has the lowest rent and price per m² ranges for Olechów, then Teofilów, Chojny, Retkinia and Bałuty. Outside the city, Ozorków, Zgierz, Pabianice and Konstantynów Łódzki come out lowest. Check current prices in listings, because our ranges are estimates.
Are Julianów, Retkinia and Teofilów separate districts?
They lie inside large districts: Julianów and Teofilów in Bałuty, Retkinia in Polesie. osiedlo.app still rates them separately, as it does Radogoszcz, Chojny and Olechów. So the Bałuty rating describes the whole large district, while the Julianów rating covers only its part by Julianowski park, and that is why both appear side by side in this ranking.
Is it better to live just outside Łódź?
It depends on the commute. Pabianice and Zgierz have a train to Łódź and public transport at 3/5, while Aleksandrów Łódzki, Konstantynów Łódzki and Ozorków have 2/5. From the suburbs the trip to Piotrkowska takes approx. 40 to 60 min. A suburb makes sense if you live close to the station or stop and know the evening timetable.
One sentence to remember
The best district in Łódź is the one that fits your day: first decide whether a short trip to Piotrkowska, quiet or price matters most, then look at the block you picked at different times of day.
