Why I’m building osiedlo
When I got my first job in Krakow, I started flat-hunting right away. I knew nobody there who could tell me where to look or what to watch out for. I ended up somewhere quiet and close to work, but far from the centre and the trams - with a high rent on top. Add agents who sold me something I did not want, a non-refundable reservation fee and deposits I never got back.
Then I moved to a small town outside the city: cheaper, but everything by car, and every errand became an expedition. And when, a few moves later, I decided to buy my own flat, the choice overwhelmed me. A good neighbourhood is expensive. A cheaper one can be a logistical nightmare. The true cost of a district depends on a dozen things at once - and nobody helps you make a decision that stays with you for years.
That is why I am building osiedlo - so you do not lose the time, money and nerves I did. Everyone is looking for something different: city life, quiet, a park for the dog, or a place for the whole family with no compromises. osiedlo is the tool I needed back then: an honest conversation about how you live and a ranked list of areas with reasons - with warnings and a viewing checklist, before you sign the lease. Not after.

Do we cover your city?

How is this different from listing portals and a free chat?
A portal shows hundreds of listings from the whole city. A free chat will suggest a district too, but it can describe a place it knows nothing about. We compute the ranking from our own base of 457 districts and suburbs and write only about those.
Are you an estate agent?
No. We don’t sell or let flats and we take no commission. We only help you decide where to look in the first place, and then you search for the flat wherever you like.
How long does the conversation take?
You choose: about 10, 20 or 40 minutes. After the part you chose you decide: your report now, or the next chapter. You can stop and come back at any time.
Where does your data come from?
From our own base: 457 districts and suburbs in 10 cities. Our program writes the descriptions. We reviewed Krakow by hand. Where GIOŚ has stations, air quality comes from its measurements. For every place we say how sure we are of the data.
What are micro-areas?
A smaller part of a district: a specific estate or a few streets. Living on the main road is not like living 3 streets away. The report uses 3 words: district, micro-area and suburb, a town right next to the city within commuting reach.
Who leads the conversation?
An automated assistant, not a person. A program computes the ranking from your answers and our base. The assistant describes the result and writes only about places in that base.
Can I buy the report as a gift?
Yes. You get the code by email right after payment, and the recipient enters it when they start looking for a place.
Why do I pay before the conversation?

How does the refund work?
Automatically. If the report never reaches you because of a fault on our side, we send the money back on our own.
