“Where is the best place to live in Gdańsk” has no single answer. Jasień and Oliwa are near the top for a family with kids, Wrzeszcz Górny for someone without a car, and Aniołki and Siedlce for someone who travels to the centre every day.
This article sorts Gdańsk’s 36 districts and Gdynia’s 23 districts for 4 situations: with kids, without a car, with a job in the centre and on a tighter budget. osiedlo.app does not sell flats and takes no commission, so no district sits higher here because someone paid for it. Every rating and travel time is an osiedlo.app estimate; where they come from and what they leave out is in the method section below.

Districts in one group score very close to each other, so we do not number them. A gap of about 1 point between Jasień and Oliwa says less than how far a given block stands from the stop.
Where to live in Gdańsk with kids: Jasień, Brętowo, Przymorze, Oliwa and Osowa
For a family we weighed green space, quiet, daily shopping, new housing and public transport. 5 districts come out on top, almost level: Jasień, Brętowo, Przymorze, Oliwa and Osowa.
- Jasień: new housing 5/5 and availability 5/5, quiet and green space at 4/5 each, plus a PKM rail station. The roads out jam in the morning, and some estates still lack schools, clinics and pavements. Data confidence for Jasień is low, so check everything on site with extra care.
- Brętowo: green space 5/5 and quiet 4/5, with the forest next door and the PKM Brętowo stop. Approx. 25 min to Śródmieście, approx. 15 min to the University of Technology. The trade-off is walking uphill every day.
- Przymorze: daily shopping 5/5, availability 5/5 and green space 4/5, with Reagan Park and the sea approx. 15 min away on foot. In the falowiec blocks, kitchens and bathrooms can be very small.
- Oliwa: green space 5/5, quiet 4/5 and public transport 4/5, with Oliwa Park and the forest close at hand. Listings are few, and the price ranges are higher than in neighbouring Przymorze.
- Osowa: quiet, green space, daily shopping and new housing at 4/5 each, plus 2 lakes. Public transport is only 2/5, though: this is a district for families with a car, and Centrum Gdyni (approx. 35 min) is closer from here than Gdańsk’s Śródmieście (approx. 40 min).
Right behind this group are Ujeścisko-Łostowice, Piecki-Migowo, Wyspa Sobieszewska, Orunia Górna - Gdańsk Południe and VII Dwór.
osiedlo.app does not rate nurseries, preschools or schools. If they matter to you, check them yourself at the exact address before you go to see a flat.
Gdańsk without a car: Śródmieście and Wrzeszcz Górny, then Wrzeszcz Dolny
Here we weighed public transport, the trip to the centre, daily shopping and cafes within walking distance. Gdańsk Śródmieście and Wrzeszcz Górny come out on top with identical scores, both with public transport 5/5 and cafes 5/5.
In Śródmieście you have SKM trains and trams on your doorstep. In Wrzeszcz Górny, SKM, PKM and trams are all within walking distance, and daily shopping scores 5/5.
Right behind them is Wrzeszcz Dolny (public transport 5/5, daily shopping 4/5), flat and close to the SKM. The shortlist closes with Przymorze and Siedlce at public transport 4/5: Przymorze has the Przymorze-Uniwersytet rail station, and from Siedlce trams run to Śródmieście every few minutes.
Work in central Gdańsk: Śródmieście, Aniołki and Siedlce are closest
If you travel to Gdańsk’s Śródmieście 5 days a week, osiedlo.app estimates the shortest trips from these districts: Gdańsk Śródmieście (approx. 10 min), Aniołki (approx. 12 min) and Siedlce (approx. 15 min). Right behind them are Wrzeszcz Dolny and Wrzeszcz Górny (approx. 20 min each).
Młyniska is also approx. 15 min away, but it is mostly depots and warehouses with only small pockets of housing.
Working at the Gdańsk University of Technology rather than in the centre? Then approx. 10 min gets you there from 3 districts: Wrzeszcz Górny, Strzyża and Aniołki. The University of Gdańsk in Oliwa is approx. 10 min from 5 districts: Oliwa, Przymorze, Żabianka, Tysiąclecia and VII Dwór.
Gdańsk for less: Chełm, Nowy Port, Stogi and Orunia Górna
We give no amounts here, because osiedlo.app prices are estimated ranges, not a current price list. We only compare the order: osiedlo.app has the lowest rent and price per m² ranges in Gdańsk for these districts: Rudniki, Olszynka and Orunia-Św. Wojciech-Lipce, then Przeróbka, Krakowiec-Górki Zachodnie, Nowy Port, Stogi and Młyniska.
Rudniki, Olszynka and Krakowiec-Górki Zachodnie have availability at 1/5, though. There are hardly any flats there, so the low price comes from an empty market, not from a bargain.
So the lower-budget shortlist takes the districts where you can find a listing and live a normal day:
- Nowy Port and Stogi: some of the lowest ranges in Gdańsk, the beach nearby and availability at 3/5. The port works next door, so some streets hear it at night too.
- Chełm: in the cheaper half of Gdańsk, with public transport 4/5, availability 4/5 and approx. 20 min to Śródmieście. Cafes are few (2/5).
- Orunia Górna - Gdańsk Południe: also in the cheaper half of the city, with new housing 5/5 and availability 5/5. Public transport is 2/5, and schools and clinics are running at full capacity.
osiedlo.app rates Gdańsk Śródmieście and Jelitkowo as the most expensive, followed by Wrzeszcz Górny and Oliwa.
Best districts in Gdynia: Redłowo and Orłowo with kids, Śródmieście without a car
osiedlo.app covers 23 districts in Gdynia. Gdynia has no trams: you get around by SKM train, bus or trolleybus.
With kids: Redłowo and Orłowo, then Dąbrowa and Chwarzno-Wiczlino
With the same weights as in Gdańsk, Redłowo and Orłowo come out on top, with Dąbrowa and Chwarzno-Wiczlino right behind.
- Redłowo: green space 5/5, quiet 4/5 and public transport 4/5, with the Kępa Redłowska nature reserve and the SKM. Evenings are as quiet as a forest, and a hospital and military land take up part of the district.
- Orłowo: green space 5/5 and quiet 4/5, a pier and a cliff. Availability is only 2/5, and the price ranges are among the highest in Gdynia.
- Dąbrowa: quiet, green space and daily shopping at 4/5 each, with trolleybuses to the centre. At rush hour, buses and cars sit in one queue on the way down from the plateau.
- Chwarzno-Wiczlino: new housing 5/5 and availability 5/5, forest on 3 sides. Public transport is 2/5, buses only and 1 road down, and schools and clinics are catching up with the number of residents.
No car: Gdynia Śródmieście, Wzgórze Św. Maksymiliana and Działki Leśne
Gdynia Śródmieście comes out on top (access to the centre 5/5, cafes 5/5, public transport 4/5). Right behind it are Wzgórze Św. Maksymiliana, with its own SKM stop, and Działki Leśne, where you can walk to Gdynia Główna station. Close to them is Kamienna Góra (access to the centre 5/5, public transport 3/5).
Work in central Gdynia: Śródmieście, Działki Leśne and Kamienna Góra
We ran this profile separately, with the commute to Centrum Gdyni at Skwer Kościuszki. Approx. 10 min gets you there from 3 districts: Gdynia Śródmieście, Działki Leśne and Kamienna Góra. Wzgórze Św. Maksymiliana, Grabówek, Witomino-Leśniczówka and Witomino-Radiostacja are approx. 15 min away.
From Gdynia Śródmieście to Gdańsk’s Śródmieście is approx. 50 min, so if you work in Gdańsk, look on the Gdańsk side.
Gdynia for less: Chylonia, Cisowa and Leszczynki on the SKM line
osiedlo.app has the lowest rent and price per m² ranges in Gdynia for 4 districts: Babie Doły, Demptowo, Pustki Cisowskie and Cisowa, followed by Leszczynki, Chylonia, Oksywie and Obłuże.
Babie Doły, Demptowo and Pustki Cisowskie have public transport at 2/5, though. In this group, Cisowa, Leszczynki and Chylonia have their own SKM station, all with public transport 4/5, and Chylonia also has availability at 5/5. Data confidence for these 3 districts is low, and from Cisowa to Gdańsk’s Śródmieście takes approx. 65 min.
The most expensive in Gdynia are Kamienna Góra, Gdynia Śródmieście and Orłowo.
Where Gdańsk and Gdynia are a poor fit for your profile
A weak match is about a specific profile: the same district can be the best fit for someone else. These are the weakest matches in osiedlo.app’s ratings, profile by profile:
- With kids: in Gdańsk, Rudniki, Młyniska and Przeróbka score lowest, next to the port, the refinery or depots, along with Olszynka at daily shopping 1/5. In Gdynia, Leszczynki and Grabówek on busy Morska street score lowest.
- No car: Krakowiec-Górki Zachodnie, Olszynka and Wyspa Sobieszewska with public transport 1/5, and Rudniki at 2/5. In Gdynia, Babie Doły and Demptowo at public transport 2/5.
- Work in central Gdańsk: Wyspa Sobieszewska and Kokoszki (approx. 45 min each), and Krakowiec-Górki Zachodnie, Osowa and Matarnia (approx. 40 min each).
- Work in central Gdynia: Babie Doły (approx. 35 min), and Chwarzno-Wiczlino, Demptowo and Pustki Cisowskie (approx. 30 min each).
The same Wyspa Sobieszewska that is the weakest for a daily commute has quiet 5/5 and green space 5/5, so for someone who works from home and wants quiet and greenery, it scores highest in Gdańsk.
How this ranking was made
osiedlo.app covers 73 areas in the Tricity, and this article compares 59 of them: Gdańsk’s 36 districts and Gdynia’s 23 districts. The other 14, Sopot’s 10 districts and 4 suburbs (Pruszcz Gdański, Reda, Rumia and Wejherowo), are not compared here. Each district gets a rating from 0 to 5 on 12 criteria, among them the trip to the centre, public transport, quiet, green space, daily shopping, cafes, nightlife, new housing and listing availability. Travel time is an estimate by public transport to 5 places: Gdańsk’s Śródmieście, the Gdańsk University of Technology, the University of Gdańsk, Centrum Gdyni and Centrum Sopotu.
Each profile in this article is a set of weights in the same engine that ranks areas in the paid report. The Tricity data was last reviewed in July 2026; data confidence is medium for 40 of the 59 districts and low for 19.
What this data does not tell you:
- Nurseries, preschools and schools: osiedlo.app has no such criterion.
- Safety: we have no crime data from the police or any other named source, so this ranking does not use it.
- Air quality: only 33 of the 59 districts have a rating from GIOŚ station measurements, the rest are estimates, so we do not compare it here.
- A specific flat: the rating describes the district, not a building, a street or a landlord.
You can read more about how osiedlo.app describes Gdańsk, Gdynia and Sopot on the Tricity page.
What to check before you decide
The ranking narrows down where to look. No table replaces what settles a specific address, so take this list to your viewings.

Common questions
What is the worst district in Gdańsk?
There is not one. Wyspa Sobieszewska is the weakest choice if you travel to the centre every day, and one of the best if you work from home and want quiet. Gdańsk Śródmieście is the opposite: good without a car, poor for someone who needs calm. The weakest matches for each profile are listed above.
Which district of Gdańsk is the safest?
osiedlo.app does not answer that. We have no crime data from the police or any other source we can name, so we do not rank districts by safety. Walk around the flat in the evening and look at the lighting and the way from the stop.
Where in Gdańsk is it cheapest?
osiedlo.app has the lowest rent and price per m² ranges in Gdańsk for Rudniki, Olszynka and Orunia-Św. Wojciech-Lipce, then Przeróbka, Krakowiec-Górki Zachodnie, Nowy Port, Stogi and Młyniska. In Rudniki, Olszynka and Krakowiec there are hardly any listings. Check current prices in listings, because our ranges are estimates.
Where in Gdańsk should you live if you work in Gdynia?
In the north of the city. From Oliwa, Żabianka, Tysiąclecia, Wejhera and Osowa, osiedlo.app estimates approx. 35 min to Centrum Gdyni, and approx. 50 min from Gdańsk Śródmieście. Check the train timetable in both directions, because trains run less often outside rush hour.
One sentence to remember
The best district in Gdańsk or Gdynia is the one that fits your day: first decide which city you commute to and whether quiet, a short commute or price matters most, and only then compare districts.
