Before contact

Ask for the land and mortgage register (księga wieczysta) number and check in it who the owner is and whether a mortgage or a claim is entered.
Ask about the heating type and last winter's bills.

Check which way the windows face - open one and listen to the street.
Inspect corners and the bathroom for damp and mold.
Run the shower and the taps to check the water pressure, and check phone signal in every room.
Enter the address into a food and grocery delivery app - you will see which shops and restaurants deliver there.

Ask the building manager what the admin fee (czynsz administracyjny) covers, how much the renovation fund holds and which works are planned.
Check the local zoning plan (miejscowy plan zagospodarowania przestrzennego) for what may be built on the plot next door.
Before the final contract, see the flat with a professional who will assess the installations and its technical condition.

Ask about the form of ownership (full ownership or a cooperative right) before you book a viewing.
On the viewing day, walk from the flat to the nearest stop and shop, and time it.
On a weekday morning, ride the route from the building to Rondo Daszyńskiego and time it door to door - your limit is 25 minutes.
Come back to the building in the evening and stand under the bedroom window: listen for the street, the tracks or a venue on the ground floor.
Compare this building's fee with two other buildings in the district.
Before the preliminary contract, add up the full purchase cost in writing: the price, the notary fee, the transfer tax and the agent commission - and compare it with your 650000 zł.
