Your top five areas

  1. 1. Ursus

    Strong fit

Rondo Daszyńskiego is about 25 minutes from here, right at your limit. A square metre here costs 10500-14000 zł, and your limit is 13000 zł per m².

What sets it apart: On the former tractor factory land a new part of the district, Szamoty, is going up, so there are more and more new flats here.

    Strong points:
    • Commute
    • Budget
    • Quietness
    Commute time:
    • Rondo Daszyńskiego: about 25 min

    Where exactly to look

    • Niedźwiadek - a compact communist-era estate north of the tracks; cheaper flats, a quick train ride to Śródmieście.
    • Czechowice - the older, southern part around Ursus railway station; low buildings and single-family houses.
    • Szamoty - the former tractor factory land, turning into a dense new part of the city.

Local tips: Flats closest to the Ursus or Ursus Niedźwiadek railway station give a clearly shorter and more reliable commute than those deep in Skorosze or Gołąbki - worth checking before you pick an address. The new estates on the former tractor factory land (Szamoty) are still being built, so the area is noisy with construction at times.

Weaker here: Public transport, Green space

  2. 2. Bemowo

    Strong fit

From Bemowo, Rondo Daszyńskiego is about 13 minutes away, and you accept 25. A square metre costs 11000-15000 zł, so at your 13000 zł per m² some listings will be too expensive.

What sets it apart: Bemowo was largely built on a former military airfield, and today the M2 metro reaches it.

    Strong points:
    • Commute
    • Budget
    • Quietness
    Commute time:
    • Rondo Daszyńskiego: about 13 min

    Where exactly to look

    • Jelonki Północne - the district's main estates north of ulica Górczewska; blocks and newer infill, now on the M2 metro line.
    • Jelonki Południowe - the southern part of Jelonki toward Wola; similar buildings, good tram links.
    • Chrzanów - new housing on the western edge of the district, growing with the metro line extension.

Local tips: Las Bemowski and the park by Fort Bema are the best places nearby for a walk and recreation. Flat prices depend heavily on the distance from an M2 metro station - check it for every listing rather than trusting the district name alone.

Weaker here: Air quality, Modern housing

This description needs confirming on site.

  3. 3. Targówek

    Strong fit

A square metre here costs 9500-13500 zł, and you have up to 13000 zł per m². Rondo Daszyńskiego is about 22 minutes away against a limit of 25.

What sets it apart: Since 2022 the second metro line has reached the district, and Bródno has stations of its own.

    Strong points:
    • Budget
    • Commute
    • Public transport
    Commute time:
    • Rondo Daszyńskiego: about 22 min

    Where exactly to look

    • Targówek Mieszkaniowy - solid communist-era estates around Park Bródnowski, now with metro stations of their own.
    • Zacisze - streets of single-family houses between Bródno and Targówek; quiet, with a metro stop of its own.
    • Bródno - one of the largest block estates in Warsaw; M2 metro stations, a full range of local services.

Local tips: Targówek Mieszkaniowy and Zacisze are closest to the metro and the most comfortable to live in; Targówek Fabryczny and Utrata are still largely post-industrial land with few flats.

    Weaker here: Quietness, Safety

This description needs confirming on site.

  4. 4. Pruszków

    Strong fit

Here a square metre costs 9500-13000 zł against your limit of 13000 zł per m². Rondo Daszyńskiego is about 28 minutes away, and you accept 25 - ride the route one morning before you book a viewing.

What sets it apart: It is a town of its own, not a district of Warsaw: in Centrum, around the market square and the WKD stop, you get most errands done on foot.

    Strong points:
    • Budget
    • Commute
    • Public transport
    Commute time:
    • Rondo Daszyńskiego: about 28 min

    Where exactly to look

    • Centrum - the town centre around the market square and the main WKD and rail stop; the most you get done on foot, and the most services.
    • Tworki - a green district on former hospital grounds, with a park, now being filled with new housing.
    • Żbików - one of the oldest settlements in the area, a mix of houses and low blocks, with a rail stop of its own.

Local tips: With 3 separate rail options (WKD, KM, SKM), check the walking time to each of them, not just to the station: a flat near a WKD stop and one near the main-line station may differ by as much as 10 minutes of travel at a similar address.

    Weaker here: Quietness, Green space

  5. 5. Bielany

    Strong fit

Quiet, one of the things that matter most to you, is a strength of Bielany, and Stare Bielany is green colonies of low buildings. Rondo Daszyńskiego is about 27 minutes away, and your limit is 25.

What sets it apart: The M1 metro line runs through the district, from Marymont to Młociny.

    Strong points:
    • Commute
    • Public transport
    • Quietness
    Commute time:
    • Rondo Daszyńskiego: about 27 min

    Where exactly to look

    • Stare Bielany - green garden colonies around the M1 line; low buildings, a strong local identity.
    • Słodowiec - practical blocks around Metro Słodowiec; a quick M1 ride to the centre.
    • Piaski - communist-era estates by Park Olszyna; nothing fancy, a good price.

Local tips: Las Bielański and the land by Kampinos are the best places nearby for walks and recreation. Flat prices and travel time depend heavily on the distance from a specific M1 metro station - check it for every listing rather than trusting the district name alone.

    Weaker here: Budget, Air quality

What you give up

  • Ursus

Public transport is the weaker point: there is no metro and no tram here. Check the timetable for how many trains leave Ursus station at the hour you travel to work.

  • Bemowo

Modern housing is the weaker point. If you want a new block, start with Chrzanów on the western edge of the district and ask what year the building was completed.

  • Targówek

Quiet is the weaker point here, and it matters to you. Start with Zacisze, where the single-family houses are and it is quiet, and at every viewing open a street-side window.

  • Pruszków

Green space comes out weaker here. See Tworki, a district with a park on former hospital grounds, and check how much green is left between the new buildings.

  • Bielany

Budget is the weaker point: a square metre costs 12000-17000 zł against your 13000 zł per m². In the listings start with Chomiczówka, where flats are cheaper, and check how long the bus from there to the metro takes.

What to watch out for

  • Ursus

With no metro and no tram, the trip to the centre rests on rail (WKD or suburban trains). Off-peak the trains run less often, and the walk to a station from the far parts of the district takes a while. There are few cafes, restaurants or night spots here, and part of the area is still a building site for new estates.

This description needs confirming on site.

  • Bemowo

The further from a metro station or a tram terminus, the more the district depends on a car or a bus. Check the real walking time, not only the distance on the map. In the evenings and at weekends social life has to be found outside the district, because there are few places to eat and few clubs here.

This description needs confirming on site.

  • Targówek

Away from the metro line and Park Bródnowski the district is sleepy at times: few bars, cafes and places for an evening out, and much of the housing is old blocks with no lift.

This description needs confirming on site.

  • Bielany

The further from the M1 metro stations (Młociny, Wawrzyszew, Słodowiec, Marymont), the more the district depends on a bus and a car. Check the real walking time to the nearest station, not only the distance on the map. Much of the housing is communist-era blocks in varying technical condition, and for nightlife and a wide choice of cafes you more often go to neighbouring Żoliborz.

This description needs confirming on site.

  • Wawer

With no metro and no tram, the daily commute depends on the suburban rail timetable. Off-peak the trains run less often, and the walk to a station from the further, more scattered parts of the district is long in places. There are very few cafes, restaurants and larger shops outside a few local centres (Falenica, Międzylesie); for the rest you travel to neighbouring districts.

This description needs confirming on site.

  • Włochy

Planes taking off from and landing at Chopin Airport regularly fly over Okęcie and the neighbouring estates. It is real, daily noise, especially in the daytime. The district has no metro and no tram, so you rely on rail (Warszawa Włochy station, WKD) or buses.

This description needs confirming on site.

  • Ursynów

The district is very spread out. The trip to the centre from Kabaty at the southern end takes clearly longer than from Ursynów-Centrum or Stokłosy nearer the middle. Much of the housing is blocks from the 1970s and 1980s whose condition after insulation works varies, and nightlife and a wider choice of places to eat are in Mokotów or the centre.

This description needs confirming on site.

  • Praga-Południe

No metro station means that in rush hours the trams and bridges get overloaded, and the trip to the centre takes longer than from districts on the west side of the Vistula. Building standards differ a lot between parts of the district: from the renovated townhouses of Saska Kępa to unrenovated blocks and townhouses in Grochów.

This description needs confirming on site.

  • Rembertów

With no metro and no tram, the trip to the centre depends on the suburban rail timetable from Rembertów station. Off-peak the trains are rare, and buses to the centre take much longer. Beyond the basics there are very few cafes, restaurants and shops here; for bigger shopping and entertainment you travel to neighbouring districts.

This description needs confirming on site.

  • Białołęka

With no metro, the trip to the centre and to the universities depends on buses and the tram across the bridge, and in rush hours it gets crowded and long. Check the real travel time from the specific estate, not only the distance on the map. Cafes, restaurants and social life are mostly outside the district, and some new estates are still waiting for schools, preschools and shops nearby.

This description needs confirming on site.

  • Praga-Północ

Many buildings are unrenovated pre-war townhouses. Stairwells and installations are often far from modern, and renovation moves unevenly, street by street. In the evenings some side streets around Szmulowizna and Stalowa are less pleasant than the main routes, and traffic on Targowa is loud.

This description needs confirming on site.

  • Ochota

There is no metro station in the district itself. The nearest, Pole Mokotowskie, sits right on the border with Mokotów, so the real walking time depends on the street. Aleje Jerozolimskie and Grójecka are often noisy and jammed, and flats near the Politechnika and plac Narutowicza are expensive despite having no metro on the spot.

This description needs confirming on site.

  • Śródmieście

Flats are small and expensive, the streets are often loud (traffic, tourists, parties), and there is almost no modern housing. Most flats are in old townhouses, sometimes with no lift.
