Best districts in Poznań: which one fits the way you live

The best districts in Poznań by lifestyle: where to live with kids, without a car, close to work in the centre or for less. osiedlo.app data and limits.

13 min read

“Where is the best place to live in Poznań” has no single answer. Within the city, Naramowice and Sołacz fit a family with kids best, Stare Miasto and Św. Łazarz fit someone without a car, and on a tight budget you can start with Piątkowo.

This article sorts Poznań’s 12 districts and 5 suburbs for 6 common ways of living. osiedlo.app does not sell flats and takes no commission, so no district sits higher here because someone paid for it. Every rating and travel time is an osiedlo.app estimate; where they come from and what they leave out is in the method section below.

Where to live in Poznań: districts at a glance

Pick your profile and the table keeps only the areas that fit it. Ratings run from 0 to 5, and the time is the public transport trip to Stary Rynek, the old market square.

Areas in one group score very close to each other, so we do not number them. A 2 or 3 point gap between Naramowice and Sołacz says less than how far a given block stands from the stop.

With kids: Naramowice and Sołacz, and outside the city Suchy Las and Puszczykowo

For a family we weighed green space, quiet, daily shopping, new housing and public transport. Naramowice and Sołacz come out on top, together with the suburbs of Suchy Las and Puszczykowo, with Rataje and Winogrady right behind.

  • Naramowice: new housing 5/5, quiet 4/5 and green space 4/5, with the Warta valley by Wilczy Młyn. A tram has run here since 2022, approx. 22 min to Stary Rynek. Services are still catching up with the number of residents, and Naramowicka street jams at rush hour.
  • Sołacz: quiet 5/5 and green space 5/5, villas by Park Sołacki and Lake Rusałka for a walk. Approx. 15 min to Stary Rynek. Listings are very scarce, though (availability 1/5), and prices are the highest in the city.
  • Suchy Las: quiet 4/5, green space 4/5, daily shopping 4/5 and new housing 4/5, right next to the Morasko campus. A train from Złotniki runs to Poznań Główny, and the trip to Stary Rynek comes to approx. 35 min.
  • Puszczykowo: quiet 5/5 and green space 5/5, houses among the pines in Wielkopolski National Park. Approx. 35 min to Stary Rynek, and trains run less often in the evening and at weekends.

Rataje, on the other hand, has daily shopping at 5/5 and the most listings in the city, and Winogrady has green space at 4/5 with Cytadela park on the doorstep.

osiedlo.app does not rate schools, preschools or nurseries. If they matter to you, check them yourself at the exact address before you go to see a flat.

No car: Stare Miasto and Św. Łazarz, with Jeżyce right behind

Here we weighed public transport, the trip to the centre, daily shopping and cafes within walking distance. Stare Miasto and Św. Łazarz come out on top, with Jeżyce right behind.

  • Stare Miasto: public transport 5/5 and access to the centre 5/5, because you can walk everywhere.
  • Św. Łazarz: public transport 5/5, frequent trams and approx. 7 min to Poznań Główny station.
  • Jeżyce: cafes 5/5, daily shopping 4/5 and the market on Rynek Jeżycki, approx. 12 min to Stary Rynek.

The second group is Wilda, Rataje and Grunwald, each with public transport at 4/5.

Outside the city, life without a car is easiest close to a station. From Luboń you reach Poznań Główny in approx. 15 min, from Swarzędz in approx. 16 min.

Work in the centre: the shortest commute

If you travel to the centre 5 days a week, osiedlo.app estimates the shortest trips to Stary Rynek from Stare Miasto (approx. 5 min), then from Jeżyce, Wilda and Winogrady (approx. 12 min each) and from Św. Łazarz, Rataje and Sołacz (approx. 15 min each). Grunwald and Piątkowo still fit within about 20 minutes.

Working by Poznań Główny station rather than the old square? Then Św. Łazarz is closest (approx. 7 min), then Wilda (approx. 8 min) and Górczyn (approx. 10 min). By train it is approx. 15 min from Luboń and approx. 16 min from Swarzędz, shorter than from several districts inside the city.

Quiet and green: Sołacz and Puszczykowo

osiedlo.app gives 5/5 for quiet and green space to Sołacz inside Poznań and to Puszczykowo outside it. Right behind them are Naramowice and Suchy Las (quiet 4/5, green space 4/5).

Sołacz, though, is the most expensive part of the city and has almost no rentals, and from Puszczykowo or Suchy Las the trip to Stary Rynek takes approx. 35 min. If you want green space closer to the centre, look at Winogrady (green space 4/5, approx. 12 min to Stary Rynek).

City life: Stare Miasto, Jeżyce and Św. Łazarz

osiedlo.app rates cafes, restaurants and nightlife on your doorstep highest in Stare Miasto (nightlife 5/5, cafes 5/5). Next comes Jeżyce (cafes 5/5, nightlife 4/5) with the market on Rynek Jeżycki, and then Św. Łazarz (cafes 4/5, nightlife 3/5).

These districts are also louder: Stare Miasto has quiet at 1/5, Jeżyce and Św. Łazarz at 2/5.

Where to look for lower prices: Piątkowo, Górczyn and Winogrady, and outside the city Luboń and Swarzędz

We give no amounts here, because osiedlo.app prices are estimated ranges, not a current price list. We only compare the order: within the city, osiedlo.app has the lowest rent and price per m² ranges for Piątkowo, then for Górczyn and Winogrady. Outside the city, Luboń and Swarzędz are lowest, with Komorniki right behind.

On a tight budget, how you get around matters too:

  • Piątkowo sits on the PST fast tram, approx. 20 min from Stary Rynek. In September, rooms go faster here than anywhere else in the city.
  • Winogrady is approx. 12 min from Stary Rynek, with public transport at 4/5.
  • Górczyn has a tram terminus and a commuter rail stop.
  • Luboń and Swarzędz have trains to Poznań Główny, so look for an address close to the station.
  • Komorniki has public transport at 2/5, and the bus to Poznań can be infrequent and full at rush hour.

Rataje has the most listings in the city (availability 5/5), so that is where you have the widest choice. If you can choose when to search, look for a rental between November and May, because July to September is the peak season.

osiedlo.app rates Sołacz, Stare Miasto and Jeżyce as the most expensive.

Where Poznań is a poor fit for your profile

A weak match is about a specific profile: the same district can be the best fit for someone else. These are the weakest matches in osiedlo.app’s ratings, profile by profile:

  • With kids: Stare Miasto scores lowest (quiet 1/5, green space 2/5), followed by Górczyn, Św. Łazarz, Jeżyce and Wilda, where quiet is 2 to 3/5 and green space 2 to 3/5.
  • No car: Komorniki (public transport 2/5) and Puszczykowo (daily shopping 2/5), with Luboń and Swarzędz right behind. Of the districts in the table, Naramowice and Sołacz score lowest (public transport 3/5).
  • Work in the centre: Komorniki (approx. 40 min), Puszczykowo and Suchy Las (approx. 35 min each) and Swarzędz (approx. 32 min). Of the districts in the table, the longest trips are from Naramowice and Górczyn (approx. 22 min each).
  • Quiet: Stare Miasto (quiet 1/5), then Jeżyce, Św. Łazarz and Wilda (quiet 2/5), where you hear street traffic, the railway or evening crowds.
  • City life: Komorniki (cafes 1/5, nightlife 1/5), then the other suburbs and Naramowice, where nightlife is 1/5.

The same Stare Miasto that fits a family worst is the strongest choice for someone without a car. And Komorniki, the weakest without a car, has quiet at 4/5 and some of the lowest prices.

How this ranking was made

osiedlo.app covers 17 areas in Poznań: 12 districts and 5 suburbs (Suchy Las, Swarzędz, Luboń, Komorniki and Puszczykowo). Each gets a rating from 0 to 5 on 12 criteria, among them the trip to the centre, public transport, quiet, green space, daily shopping, cafes, nightlife, new housing and listing availability. Travel time is an estimate by public transport to 5 places: Stary Rynek, the UAM Morasko campus, Poznań University of Technology, Poznań University of Economics and Business, and Poznań Główny station.

Each profile in this article is a set of weights in the same engine that ranks areas in the paid report. The lower prices section is the exception: there we only compare the order of estimated rent and price per m² ranges. The Poznań data was last reviewed in July 2026. Data confidence is medium for 9 of the 12 districts, and low for Górczyn, Nowe Miasto, Sołacz and all the suburbs.

2 districts need a word of explanation. Stare Miasto here means the old town itself, although the administrative district reaches north as far as Morasko. Nowe Miasto is a combined description of the whole right bank of the Warta, Rataje included, so its ratings average very different places and it is not in the table.

What this data does not tell you:

  • Schools, preschools and nurseries: osiedlo.app has no such criterion.
  • Safety: we have no crime data from the police or any other named source, so this ranking does not use it.
  • Air quality: only 2 of the 17 areas (Stare Miasto and Rataje) have a rating from GIOŚ station measurements, the rest are estimates, so we do not compare it here.
  • A specific flat: the rating describes the district, not a building, a street or a landlord.

You can read more about how osiedlo.app describes the city on the Poznań page.

What to check before you decide

The ranking narrows down where to look. No table replaces what settles a specific address, so take this list to your viewings.

Common questions

What is the worst district in Poznań?

There is not one. Stare Miasto is the weakest choice for a family and for someone who wants quiet, and the strongest for someone without a car. Komorniki is the opposite: the weakest without a car and for a daily trip to Stary Rynek (approx. 40 min), but with quiet at 4/5 and some of the lowest prices. The weakest matches for each profile are listed above.

Which district of Poznań is the safest?

osiedlo.app does not answer that. We have no crime data from the police or any other source we can name, so we do not rank districts by safety. Walk around the flat in the evening and look at the lighting and the way from the stop.

Where in Poznań is it cheapest?

Within the city, osiedlo.app has the lowest rent and price per m² ranges for Piątkowo, then Górczyn and Winogrady. Outside the city, Luboń and Swarzędz are lowest, with Komorniki right behind. Check current prices in listings, because our ranges are estimates.

Is it better to live just outside Poznań?

It depends on the commute. By train it is approx. 15 min from Luboń to Poznań Główny and approx. 16 min from Swarzędz, but only if you live close to the station. Komorniki has public transport at 2/5, and in Puszczykowo trains run less often in the evening and at weekends.

One sentence to remember

The best district in Poznań is the one that fits your day: first decide whether a short commute, quiet or price matters most, and only then compare districts.
