Warsaw districts ranked: which one fits the way you live
Warsaw districts ranked by lifestyle: where to live with kids, without a car, close to work in the centre or for less. osiedlo.app data, method and limits.

“Which is the best district in Warsaw” has no single answer. Bielany wins for a family with kids, Śródmieście for someone without a car, and Wawer for someone who wants quiet and a forest outside the window.
This ranking sorts Warsaw’s 18 districts and 5 suburbs for 6 common ways of living. osiedlo.app does not sell flats and takes no commission, so no district sits higher here because someone paid for it. Every rating and travel time is an osiedlo.app estimate; where they come from and what they leave out is in the method section below.
Warsaw districts at a glance
Pick your profile and the table keeps only the districts that fit it. Ratings run from 0 to 5, and the time is the public transport trip to the Centrum area.
| District | To Centrum | Strong point | Watch out for |
|---|---|---|---|
| Śródmieście | approx. 3 min | public transport 5/5, cafes 5/5 | quiet 2/5, the highest prices in the city |
| Wola | approx. 7 min | public transport 5/5, new housing 5/5 | quiet 2/5, a lot of construction |
| Ochota | approx. 10 min | cafes 4/5, student feel 4/5 | no metro inside the district |
| Praga-Północ | approx. 10 min | public transport 5/5, nightlife 4/5 | quiet 2/5, tenements still waiting for renovation |
| Żoliborz | approx. 10 min | public transport 5/5, quiet 4/5 | few listings, high prices |
| Mokotów | approx. 14 min | daily shopping 5/5, cafes 4/5 | travel times differ a lot across the district |
| Praga-Południe | approx. 16 min | quiet 4/5, cafes 4/5 | no metro, full trams at rush hour |
| Bielany | approx. 19 min | green space 5/5, public transport 5/5 | far from the metro it turns into bus country |
| Ursynów | approx. 22 min | green space 5/5, metro line M1 | from Kabaty the trip to the centre is clearly longer |
| Bemowo | approx. 22 min | quiet 4/5, green space 4/5 | few places to go out in the evening |
| Targówek | approx. 18 min | metro line M2, daily shopping 4/5 | few cafes, old blocks without lifts |
| Wilanów | approx. 30 min | new housing 5/5, green space 5/5 | public transport 2/5, traffic jams on the way out |
| Wawer | approx. 32 min | quiet 5/5, green space 5/5 | fewer trains outside rush hour |
| Białołęka | approx. 35 min | new housing 4/5, many listings | no metro, not every estate has schools and shops yet |
| Rembertów | approx. 38 min | quiet 5/5, green space 5/5 | public transport 2/5, few shops |
| Wesoła | approx. 42 min | quiet 5/5, green space 5/5 | 1 rail line, infrequent trains |
Districts in one group score very close to each other, so we do not number them. A 2 or 3 point gap between Bielany and Ursynów says less than how far a given block stands from the metro.
With kids: Bielany, Ursynów, Żoliborz and Wilanów
For a family we weighed green space, quiet, daily shopping, new housing and public transport. Bielany and Ursynów come out on top, with Żoliborz and Wilanów right behind.
- Bielany: green space 5/5 and public transport 5/5, because metro line M1 runs through it and Las Bielański forest is next door. Approx. 19 min to Centrum.
- Ursynów: green space 5/5, quiet 4/5 and 6 M1 metro stations along the district, with Las Kabacki forest to the south. From Kabaty the trip to the centre takes clearly longer than from Ursynów-Centrum.
- Żoliborz: quiet 4/5 and one of the fastest trips to the centre outside Śródmieście, approx. 10 min. Listings are scarce, though (availability 2/5).
- Wilanów: new housing 5/5 and green space 5/5, but public transport only 2/5: no metro, no tram, and the buses sit in traffic on the way out of the district.
Close to this group are Bemowo and Wawer, and just outside the city the suburb of Piaseczno (new housing 4/5).
osiedlo.app does not rate schools or preschools. If they matter to you, check them yourself at the exact address before you go to see a flat.
No car: Śródmieście, then Wola, Żoliborz and Mokotów
Here we weighed public transport, the trip to the centre, daily shopping and cafes within walking distance. Śródmieście scores the maximum, because everything is on foot or a few minutes away by metro.
Right behind it, in one group, are Wola, Żoliborz, Mokotów, Bielany, Praga-Północ and Ochota. Wola and Praga-Północ have metro line M2, Żoliborz, Mokotów and Bielany have M1, and Ochota has a dense tram network and Warszawa Zachodnia station.
Among the suburbs, Pruszków does best (public transport 4/5): it has 3 rail lines, WKD, Koleje Mazowieckie and SKM.
Work in the centre: the shortest commute
If you travel to Centrum 5 days a week, osiedlo.app estimates the shortest trips from Śródmieście (approx. 3 min), Wola (approx. 7 min), and Ochota, Praga-Północ and Żoliborz (approx. 10 min each). Mokotów (approx. 14 min), Praga-Południe (approx. 16 min), Targówek (approx. 18 min) and Bielany (approx. 19 min) still fit within about 20 minutes.
Working at Rondo Daszyńskiego rather than Centrum? Then Wola is closest (approx. 3 min), with Ochota and Śródmieście at approx. 8 to 10 min.
Quiet and forest: Wawer, Rembertów and Wesoła
osiedlo.app gives 5/5 for quiet and green space to 3 districts in the east of the city, Wawer, Rembertów and Wesoła, and outside the city to the suburb of Otwock. These are mostly houses and low-rise buildings in pine forest.
The price is the commute: approx. 42 min to Centrum from Wesoła, approx. 38 min from Rembertów, approx. 32 min from Wawer, mostly by suburban rail that runs less often outside rush hour. If you want quiet but cannot take a long commute, look at Bielany (approx. 19 min) and Ursynów (approx. 22 min), both with quiet at 4/5 and green space at 5/5. Wilanów has the same ratings, but the trip to Centrum from there takes approx. 30 min.
City life: Śródmieście and Praga-Północ
osiedlo.app rates cafes, restaurants and nightlife on your doorstep highest in Śródmieście (5/5), followed by Praga-Północ (nightlife 4/5, cafes 4/5) with Ząbkowska street and Koneser. The second group is Wola, Mokotów, Ochota and Żoliborz.
These districts are also louder: Śródmieście, Wola and Praga-Północ have quiet at 2/5.
Where to look for lower prices: the east and north of the city
We give no amounts here, because osiedlo.app prices are estimated ranges, not a current price list. We only compare the order: within the city, osiedlo.app has the lowest rent and price per m² ranges for Wesoła, Rembertów and Wawer, then for Białołęka, Targówek, Ursus and Włochy.
Of this group only Targówek has the metro (M2). In Białołęka, Ursus and Włochy you rely on trams, buses or trains, and in Włochy planes from Chopin Airport fly over part of the district.
osiedlo.app rates Śródmieście, Żoliborz and Wola as the most expensive.
Where Warsaw is a poor fit for your profile
No district is a poor fit for everyone. Below, profile by profile, are the areas with the lowest match in osiedlo.app’s ratings:
- With kids: Śródmieście and Praga-Północ score lowest (quiet 2/5), and Włochy, where you can hear planes during the day.
- No car: Wesoła, Rembertów and Wawer, with public transport at 2 to 3/5 and daily shopping at 2/5.
- Work in the centre: Wesoła (approx. 42 min), Rembertów (approx. 38 min) and Białołęka (approx. 35 min).
- Quiet: Śródmieście, Wola and Praga-Północ, with traffic, construction and evening noise.
- City life: Wesoła, Rembertów, Wawer, Białołęka and Wilanów, where nightlife is 1/5.
The same Wesoła that is the weakest choice without a car is one of the best for someone who works from home and wants a forest nearby.
How this ranking was made
osiedlo.app covers 23 areas in Warsaw: 18 districts and 5 suburbs (Piaseczno, Pruszków, Legionowo, Otwock and Wołomin). Each gets a rating from 0 to 5 on 12 criteria, among them the trip to the centre, public transport, quiet, green space, daily shopping, cafes, nightlife, new housing and listing availability. Travel time is an estimate by public transport to 5 places: Centrum, the University of Warsaw, the Warsaw University of Technology, SGH and Rondo Daszyńskiego.
Each profile in this article is a set of weights in the same engine that ranks areas in the paid report. The Warsaw data was last reviewed in July 2026; data confidence is medium for the districts and low for the suburbs.
What this data does not tell you:
- Schools and preschools: osiedlo.app has no such criterion.
- Safety: we have no crime data from the police or any other named source, so this ranking does not use it.
- Air quality: only 15 of the 23 areas have a rating from GIOŚ station measurements, the rest are estimates, so we do not compare it here.
- A specific flat: the rating describes the district, not a building, a street or a landlord.
You can read more about how osiedlo.app describes the capital on the Warsaw page.
What to check before you decide
The ranking narrows down where to look. No table replaces what settles a specific address, so take this list to your viewings.

Common questions
What is the worst district in Warsaw?
There is not one. Wesoła is the weakest choice if you have no car and travel to the centre every day, and one of the best if you work from home and want quiet. Śródmieście is the opposite: good without a car, poor for someone who needs calm. The weakest matches for each profile are listed above.
Which district of Warsaw is the safest?
osiedlo.app does not answer that. We have no crime data from the police or any other source we can name, so we do not rank districts by safety. Walk around the flat in the evening and look at the lighting and the way from the stop.
Where in Warsaw is it cheapest?
Within the city, osiedlo.app has the lowest rent and price per m² ranges for Wesoła, Rembertów and Wawer, then Białołęka, Targówek, Ursus and Włochy. Of these, only Targówek has the metro. Check current prices in listings, because our ranges are estimates.
Is it better to live just outside Warsaw?
It depends on the commute. Pruszków has 3 rail lines and public transport at 4/5, while Otwock and Wołomin have 2/5 with less frequent trains. A suburb makes sense if you live close to the station and know the off-peak timetable.
One sentence to remember
The best district in Warsaw is the one that fits your day: first decide whether a short commute, quiet or price matters most, and only then compare districts.
